HOME INSPECTION

A standard home inspection is a visual examination of the physical structure and major interior systems of the home. During an inspection, I will review the readily accessible exposed portions of the structure of the home, including

RADON TESTING

Radon is a cancer-causing radioactive gas. You cannot see, smell or taste radon, but it may be a problem in your home. The Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today.

•Radon is a radioactive gas that has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation.
•The Radon Test is a 48 hour test and we provide a report based on the test results.

WELL & SEPTIC SYSTEMS TEST

•Full Well Test includes: Testing bacteria (total coliform and e-coli), nitrates, nitrites and lead
•Septic System Loading and Dye Tests often requested by certain lenders, involve flushing a special dye down a toilet or other drain combined with a known quantity of water sufficient to put a working load on the absorption system.
If waste water leaks to the ground surface (an unsanitary condition indicating serious septic failure) one may find dye in that water provided the septic system is flowing at common rates.
Dyed effluent usually appears in 20-30 minutes on a failed system but can take up to five days to show up. If at a building inspection suspect wet areas are observed I recommend a dye test even if one was not previously requested.
When wet areas are not found (or created by running water into the septic system) on the property being inspected, dye tests may still be performed to meet requirements of some lenders.

HOME MAINTENANCE INSPECTION

A maintenance inspection is essentially the same as a standard home inspection, but the inspection is done for the current owner. Most of these homeowners have been in their homes for over five years, and they may or may not have had their home inspected at the time they purchased it. One small difference between a buyer’s inspection and a home maintenance inspection is that we don’t test the appliances during a maintenance inspection. Homeowners already know about every little funky issue with their appliances; they don’t need me to test out the burners on their stove for them. We do inspect the installation of the appliances though.

MOLD TESTING

An air sample taken and analyzed by using a "spore trap sample". Spore traps work by having a known volume of air pass impact a sticky surface as it passes through the spore trap sampling device.

TERMITE INSPECTION

During a termite inspection, I look for visible signs of termite infestation, including wood damage, mud tubes, discarded wings, termite exit holes and termite droppings. Also, I will look for moisture issues and wood-to-ground contact that can be conducive to termite activity.
